How much does home air conditioning cost?

There is no price list for home air conditioning, and any site that gives you one is guessing. But the price is not mysterious either. Three decisions set your band before an installer walks through the door, and knowing which band you are in is enough to tell a fair quote from a bad one. This page covers those three decisions, what should already be included in the number you are given, and the extras that tend to surface late.
The three decisions that set your band
1. How many rooms. This is the biggest single driver and the one most people underestimate. Each additional room means another indoor unit, another pipe run, more labour, and often a larger outdoor unit. The jump from one room to two is proportionally the steepest.
2. What kind of indoor unit. A wall-mounted head is the cheapest to buy and fastest to fit. A ceiling cassette needs a void above it. A concealed ducted system needs ceiling voids, grilles and far more labour — it is the discreet option and it is priced accordingly.
3. Where the outdoor unit goes, and how an engineer reaches it. This is the invisible one. A condenser at ground level beside the back door is a routine day's work. The same unit on a second-floor rear wall above a drop needs a tower or scaffold, and that access cost belongs in the quote rather than in a later invoice.
Everything else — brand, colour, controls — moves the number far less than these three.

These are indicative ranges for straightforward properties, not quotes. A period terrace on a hill and a modern semi with a side return can sit at opposite ends of the same band. What should already be in the price
A complete quote covers the whole job, not just the box on the wall:
- Survey and heat-load calculation for each room, which is what sets the capacity.
- Indoor and outdoor units, brackets and anti-vibration mounts.
- Refrigerant pipework, insulation, and the condensate route — either a gravity drain or a pump.
- Core drilling through the external wall and making good.
- Electrical connection, and any dedicated circuit the system needs.
- Commissioning, handover and documentation, including the refrigerant charge in kg and tCO₂e. Keep this paperwork.
- Warranty registration, which some manufacturers make conditional on installation by an accredited installer.
The extras that appear late
These are the lines that turn an accepted quote into a larger final invoice. Ask about each one before you sign.

Two installers quoting the same Daikin or Mitsubishi unit can differ by several hundred pounds purely because one has priced a half-day electrician and the other has assumed an existing spur will do. When you compare quotes, compare what is included before you compare the totals.
The planning cost people forget
For most houses in England, a reversible system is permitted development and there is no application fee or delay. But there are three cases where a planning application is a real line in the budget and a real delay in the programme: flats, listed buildings, and cooling-only units, which fall outside the permitted development right because it is written for air source heat pumps and excludes equipment used solely for cooling.

Cost over the life of the system, not just day one
The installed price is the larger number, but it is not the only one:
- Running cost. Cheaper than most people expect for cooling, and genuinely significant for winter heating. Our running costs guide works both from the current Ofgem unit rate [1].
- Servicing. Annual or biennial, depending on use — see how often air conditioning should be serviced. Neglect shows up as higher bills long before it shows up as a breakdown.
- Efficiency. A higher SEER or SCOP unit costs more upfront and returns it slowly. On UK cooling alone the payback is weak; if you will use it for heating, the case is stronger.
A cheaper installation with poor access for future servicing is not a saving. It is a deferred cost with interest.
Why two quotes for the same house differ
When quotes come back with a wide spread, it is almost always one of these:
- Different capacity. One installer did a heat-load calculation and the other estimated from floor area. Ask for the calculation.
- Different access assumptions. One has priced scaffolding and the other assumes ladder access is fine.
- Different electrical scope. As above — the most common single source of variance.
- Different equipment tier. A budget unit and a premium inverter can differ by several hundred pounds and by a meaningful margin of SEER.
- Something is missing. Usually the electrics, the making good, or the F-Gas commissioning.
A quote you can compare is one that itemises. A single figure with no breakdown is not a quote, it is a number.

How much does it cost to air condition a whole house? Whole-home ducted systems typically start around £8,000 and rise with property size. A multi-split covering three or four key rooms — usually bedrooms and a living room — commonly falls in the £4,500–£8,000 band and is what most households actually choose.
How much is air conditioning for one room? Broadly £1,500–£3,500 fitted for a wall-mounted split, with £2,000–£3,500 common for a standard installation. Access and electrical work are what move it within that range.

Does air conditioning add value to a house? It improves saleability in the right property more reliably than it adds a specific sum. Treat it as a comfort purchase you will use, not an investment.
Why is my quote higher than the ranges here? Most often access, concealment or capacity. A hillside terrace, a listed building, or a room with large west-facing glazing all legitimately price above a standard installation.
Can I install it myself to save money? No. Work on the refrigerant circuit requires F-Gas certification by law. A self-installed system also voids most manufacturer warranties.
