Three of those rows deserve expansion. The modern executive developments that ring Chelmsford, Brentwood and the A12 corridor are the county's happiest case: cavity or timber-frame walls that drill cleanly, driveways and rear gardens with room for a discreet condenser, and open-plan kitchen-living spaces whose glazing makes the cooling case by itself. The rulebook: identical in Essex to everywhere else in Great Britain

Refrigerant. Since 1 January 2025, GB F-Gas regulation has prohibited placing on the market new single split systems containing less than 3kg of fluorinated greenhouse gases where the refrigerant has a global warming potential of 750 or more [2]. That ends new R-410A single splits (GWP 2,088). R-32 (GWP 675) is the mainstream domestic refrigerant; propane (R-290) appears in a growing product range [2]. A new 2026 quote specifying R-410A points to legacy stock and deserves hard questions; an existing R-410A system remains entirely legal to run and service.

Certification. Companies installing or servicing F-gas equipment must hold an F-Gas company certificate, and the engineer qualification for domestic split work is F-Gas Category I, covering all activities on all system sizes [2]. R-32 is mildly flammable (A2L), so charge size and pipe routing follow the equipment's installation standards — routine for a certified engineer, and the reason this is not general-builder work. The installer-vetting guide lists the paperwork to demand: company certificate number and body, electrical certification for the new circuit, public liability insurance, and the written heat-load calculation.

Planning. On houses, outdoor units are often permitted development under Part 14 of the General Permitted Development Order, subject to siting and size conditions and to the MCS 020(a) standard's requirement that calculated noise at the nearest neighbour's assessment position not exceed 42 dB(A) [3][4]. Planning in Essex sits with the district, borough and city councils — Chelmsford, Colchester, Basildon, Southend-on-Sea, Brentwood, Epping Forest, Harlow and the rest — not with the county council, and GOV.UK's council finder resolves which one covers your address [5]. Conservation areas restrict which elevations qualify, listed buildings always need consent, and flats do not benefit from householder permitted development rights, so a flat generally needs a planning application plus, in converted buildings, the freeholder's written consent [4]. Upward pressure comes from long pipe runs in bigger detached homes, condensate pumps where gravity drainage is unavailable, access equipment on three-storey townhouses, and estuary-grade corrosion specification near the water. Downward pressure comes from doing several rooms in one visit and from the easy access typical of the newer stock. Running it is the cheap part. A bedroom-sized unit draws 500–700W at steady state, so at the unit rates Ofgem's price cap has held in the mid-20s pence per kilowatt hour, an evening's cooling costs pence [6]. What refrigerant should a new quote specify? R-32 or R-290. New single splits using refrigerants with a GWP of 750 or more can no longer be placed on the market in Great Britain [2]; existing R-410A systems remain legal to run and service.

How long does an installation take? One room, typically a day. Two to four rooms on a multi-split, two to three days. Ducted whole-home work runs a week or more and is far easier during a refurbishment than after one.
