Submit an enquiryAsk for an air conditioning quote in much of the country and the conversation is about one room. In Guildford it usually is not. The detached and semi-detached family houses that dominate the commuter streets between the town centre and the Surrey Hills have four or five bedrooms, a study that earns its living on working-from-home days, and at least one room that becomes uninhabitable on a July afternoon. The system that fits that brief is rarely a single wall unit. It is a multi-split — one outdoor condenser feeding two to five indoor units — installed for somewhere between £3,000 and £8,000 depending on how many rooms it serves. A one-room single split still has its place at £1,700–£3,000, but treat it as the exception here, not the default.
That framing matters because the most expensive mistake in air conditioning installation in Guildford is buying room by room. Two standalone systems fitted a year apart cost more than one properly designed multi-split, use twice the outdoor wall space, and double the number of condensers your neighbours can hear. Design the whole house once, even if you phase the spend.
Start with the whole house, even if you only cool half of it
A good survey for a larger Guildford property begins with a list of every room that might ever want cooling, then works backwards to a system architecture. There are three broad answers. A multi-split serves up to five rooms from one condenser and suits most four-bed houses. The architecture decision is worth making early for a mundane reason: pipework. Refrigerant pipes from condenser to indoor units want to be short and straight, and in a big house the difference between a well-placed condenser and a badly placed one can be fifteen metres of boxed-in copper.
Sizing across five rooms is a calculation, not a guess
Capacity on a multi-split is shared. The condenser has a rated output, each indoor unit has its own, and the sum of the indoor units usually exceeds the condenser's rating — deliberately, because rooms rarely all peak at once. Getting that diversity judgement right is the designer's job, and it depends on when each room takes its heat. Design guidance treats solar gain through glazing, occupancy and equipment as separately calculated loads rather than rules of thumb [1], and in practice the pattern in a typical Guildford four-bed looks like this:

Period property in the centre, twentieth-century stock around it
Guildford's housing splits cleanly by era, and the installation approach splits with it. In the older streets close to the town centre — the Victorian terraces of Charlotteville, the cottages off the High Street — the craft is concealment: pipework through cupboards and floor voids, external trunking colour-matched to brick, condensers on rear elevations away from the street. The inter-war and post-war family houses that make up most of the borough's suburbs are simpler hosts. Cavity walls take a core drill cleanly, lofts and garages offer pipe routes that keep disruption to a couple of small holes, and there is usually a compliant spot for the condenser at the side or rear. In the villages south and east of town, on the fringe of the Surrey Hills, the houses are often larger still and the constraint shifts from routing to planning, which we come to below.

The refrigerant rules you are buying into
Since 1 January 2025, GB F-Gas regulation has prohibited placing on the market new single split systems containing less than 3kg of fluorinated greenhouse gases where the refrigerant's global warming potential is 750 or more [2]. R-410A, at a GWP of 2,088, fails that test; R-32, at 675, passes and is now the mainstream choice, with propane (R-290) appearing in a growing number of products. A new system offered on R-410A is legacy stock with a weakening servicing outlook as the HFC phase-down tightens supply [2]. R-32 is mildly flammable (class A2L), which changes nothing for the homeowner and several things for the installer: charge limits, room volumes and pipework standards all come into play. Planning: permitted development, the AONB fringe and the conservation streets
For most houses in the borough, an outdoor unit can be installed under Part 14 of the General Permitted Development Order without a planning application, provided the conditions on siting and size are met and a noise assessment under the MCS 020(a) planning standard shows no more than 42 dB(A) at the assessment position of the nearest neighbouring habitable room [4][5]. The conditions tighten in exactly the places Guildford has most of. In conservation areas — and Guildford Borough Council designates a number of them, including in the historic town centre — the unit generally cannot sit on a wall facing a highway [6]. Listed buildings need listed building consent regardless of permitted development rights, which matters on and around the High Street and in the older village cores. Running costs are modest by comparison. A 2.5kW room unit draws roughly 500–700W once at temperature, so an evening's cooling costs tens of pence at the unit rates Ofgem's price cap has kept typical bills near [7] — and because every modern split is a reversible heat pump, the same system heats a study or loft room in the shoulder seasons at three to four units of heat per unit of electricity.

Is a multi-split cheaper than two separate systems? Usually, yes — one condenser, one electrical circuit and one visit are shared across the rooms. The exception is rooms at opposite ends of a large house, where two singles with short pipe runs can win. A survey settles it.

Does it heat as well? Yes. An inverter split is an air-to-air heat pump, and many owners end up using heating mode in October and April more than cooling mode in July.
