It is at least five, stacked side by side: the London-fringe terraces of Dartford and Gravesend, the prosperous commuter towns of the west around Sevenoaks and Tunbridge Wells, the Medway towns and Maidstone with their broad mix of post-war suburbs and new estates, the coastal strip from Whitstable round to Folkestone and Margate, and the Wealden countryside of oast houses, weatherboarded cottages and listed village cores. The equipment is the same everywhere — a heat pump moving heat in or out of a room — but what a good air conditioning installation in Kent looks like changes markedly from one of those markets to the next. Prices first, because they anchor everything else. Across Kent a single-room split system typically installs for £1,700–£3,000, a multi-room system for £3,000–£8,000, and a whole-house ducted design from £8,000 upward. Those bands hold from Dartford to Dover; what moves an individual quote inside them is the property, not the postcode.
The London fringe: Dartford, Gravesend and the commuter terraces
The north-west corner of the county behaves like outer London because, functionally, it is. Victorian and Edwardian terraces, inter-war semis and dense newer developments around the Ebbsfleet growth area make up most of the stock. Terraced houses concentrate the installer's attention on two things: where the outdoor unit can legally and considerately sit — usually a rear elevation or a ground-level stand in the garden — and how the pipework reaches upstairs rooms without scarring the front of the house. Both problems are routine, and both are solved at survey rather than on installation day. A single split system serving a bedroom or a through-lounge is the standard job here, and the density of housing makes the noise condition discussed below worth taking seriously from the start.
West Kent: Sevenoaks, Tunbridge Wells and the larger family house
Sevenoaks and Tunbridge Wells sit at the expensive end of the county's housing, and the briefs grow accordingly: four- and five-bedroom detached houses, studies in daily use, loft conversions, sometimes an annexe. The economics shift with the size. Cooling rooms one at a time with separate systems costs more and clutters more walls than designing once — a multi-split, with one condenser feeding up to five indoor units, is usually the right architecture, and the largest properties justify a concealed ducted system with nothing visible but ceiling grilles. Tunbridge Wells in particular adds a planning dimension: the town has substantial conservation areas, and the surrounding High Weald countryside carries protected-landscape designations, so the unit position needs settling early. Maidstone and the Medway towns: the volume market
The middle of the county holds most of its people. Maidstone, Chatham, Gillingham, Rochester and Strood run heavily to inter-war and post-war semis, 1960s–1990s suburbs and, increasingly, large new-build estates on the fringes. This is the most straightforward installation territory in Kent: cavity walls that drill cleanly, side and rear elevations for the condenser, single-day installs for one room. The coast: Whitstable, Margate, Folkestone and salt air
Coastal Kent adds one genuinely technical consideration the rest of the county can ignore: corrosion. Outdoor units within reach of salt-laden air lose their coil fins and casings faster than inland units, sometimes years faster. The answers are well established — specify a condenser with an anti-corrosion coil coating (most manufacturers offer a treated or "coastal" variant), site the unit with some shelter from direct on-shore exposure where possible, and rinse the coil as part of annual servicing. The housing itself spans Victorian seafront terraces in Margate and Folkestone, fishermen's cottages and clapboard streets in Whitstable, and plenty of ordinary twentieth-century suburbia behind them; conservation areas are common near the seafronts, which constrains visible siting. The Weald and the villages: oasts, cottages and listed buildings
Rural Kent is where the county's reputation lives — oast houses with their roundels, timber-framed and weatherboarded cottages, ragstone farmhouses — and a large share of it is listed, in a conservation area, or inside the Kent Downs National Landscape. Air conditioning is fitted in these buildings regularly. The constraint is almost never feasibility; it is method. Pipe runs go through cupboards, voids and redundant flues rather than across historic elevations; condensers sit behind planting, on outbuildings or on rear walls out of sight of the lane; fixings respect soft brick and old timber. Oast roundels bring curved walls and odd roof geometry that reward an installer who has met them before. Planning permission in Kent: it is your district council, not County Hall
A recurring point of confusion is worth clearing up: planning applications in Kent are decided by the twelve district and borough councils — Maidstone, Tunbridge Wells, Sevenoaks, Ashford, Canterbury, Dover, Folkestone & Hythe, Thanet, Swale, Dartford, Gravesham and Tonbridge & Malling — and by Medway Council as a unitary authority, not by Kent County Council, whose planning remit covers matters such as minerals and waste [2].
For most houses, an outdoor unit qualifies as permitted development under Part 14 of the General Permitted Development Order, subject to conditions on siting and size [3], with the MCS 020(a) planning standard used to show that noise at the nearest neighbour's assessment position stays within 42 dB(A) [4]. The exceptions map neatly onto the county's geography. In conservation areas — seafront Margate, central Rochester, dozens of village cores — the unit generally cannot sit on an elevation facing the highway. Listed buildings need listed building consent regardless of permitted development rights. Land within the Kent Downs National Landscape and the High Weald carries tighter permitted development conditions. And flats have no Part 14 rights at all: an apartment anywhere from Dartford to Folkestone needs planning permission and, almost always, the freeholder's consent. The rules that apply county-wide
Two regulatory facts hold in every one of Kent's markets. First, since 1 January 2025, single split systems containing less than 3kg of fluorinated greenhouse gases with a global warming potential of 750 or more can no longer be placed on the GB market [5]. That ends new R-410A single splits (GWP 2,088); R-32 (GWP 675) is now the standard quote, with propane (R-290) growing in some product lines. An existing R-410A system remains legal to run and service, but an ageing one facing a major repair increasingly argues for replacement as the HFC phase-down tightens supply [5].
Second, refrigerant work is certified work. Anyone handling F-gas must hold the relevant qualification — Category I covers all activities on all system sizes — and installation companies must hold an F-Gas company certificate you can verify with the certifying body [6]. The brazed, leak-tight pipework and proper vacuum-down that certification is meant to guarantee are what decide whether a system still performs in year ten.
Sizing discipline is universal too. Heat load turns on glazing area, orientation, insulation, ceiling height and the people and equipment in the room — inputs that professional design guidance treats as separate calculations rather than a square-metre rule of thumb [1]. A quote with one kilowatt figure and no interest in your windows is a guess, whether the windows are in a Gravesend terrace or a Wealden farmhouse.

Estate and suburban work clusters toward the bottom of each band; listed, coastal-specification and long-pipe-run jobs push toward the top. Kent FAQs
Do I apply to Kent County Council for planning permission? No. Householder planning applications go to your district or borough council — Maidstone, Ashford, Canterbury, Sevenoaks and so on — or to Medway Council in the Medway towns [2]. Kent County Council handles a different tier of planning entirely.
Does sea air really shorten an outdoor unit's life? Near the coast, yes — salt attacks coil fins and casings. Specify an anti-corrosion coated condenser, and have the coil rinsed at the annual service. Treated units cost slightly more and last significantly longer.
Can an oast house have air conditioning? Routinely, though the roundel's curved walls and the building's likely listed status mean survey time, internal routing and — where listed — listed building consent before work starts.
Which refrigerant should a 2026 quote specify? R-32, or R-290 in some products. New single splits on R-410A can no longer be placed on the GB market [5].
Is one hot week enough to justify the spend? That is a judgement only you can make, but note that the same unit heats at three to four units of heat per unit of electricity in spring and autumn, which is how many owners end up justifying it. Searches for "air conditioning Kent" and "aircon Kent" spike every heatwave; the better time to book a survey is before one.
Do you cover businesses as well as homes? Yes — shops, offices and surgeries have their own compliance regime, and commercial enquiries have their own route into the same matching model.
