The hardware and the prices look like the rest of the country: a single-room split system typically installs for £1,600–£2,800, with northern labour rates sitting slightly below the south east. But in a Deansgate or Ancoats tower the first question is not which wall the outdoor unit goes on. It is whether the building's owner will let you touch the wall at all.

Cooling is no longer a southern luxury
The old argument against aircon in Manchester was the weather, and the weather is changing. The Met Office's UK climate projections show hotter, drier summers becoming more frequent across the UK as the climate warms, with heatwaves that were once rare becoming routine [1]. The North West is not exempt. Recent summers have pushed Greater Manchester past 30°C, and the pattern the projections describe — more frequent and more intense hot spells — lands hardest on exactly the housing Manchester has been building: single-aspect apartments with large glazing and limited cross-ventilation, and top-floor flats under warm roofs.
There is also a shift in how the equipment earns its keep. A modern inverter split is a heat pump running in reverse: the same unit that cools a bedroom in July delivers three to four units of heat per unit of electricity in mild weather. In a northern climate the heating-and-cooling case is arguably stronger than the cooling case alone, because the system works for you far more weeks of the year.
The tower problem: Deansgate, Ancoats and Salford Quays
If you own a leasehold apartment — and that covers most of the city-centre stock, from Deansgate's high-rises to Ancoats' mill conversions to the waterside towers at Salford Quays — the external walls and the structure of any balcony belong to the freeholder or the building's management company, not to you. Fixing a condenser to either without written permission is normally a breach of the lease. The consent you need is formal: a licence for alterations or written approval from the managing agent, obtained before the survey, before the quotes, and long before anyone drills.
New towers add a second, harder barrier. In many post-2015 buildings the facade is a single engineered, warrantied system, and the management company refuses external plant as a matter of policy because nobody is permitted to penetrate or load it. Where cladding remediation or building-insurance questions are live, expect extra caution. A responsive agent might turn consent around in weeks; a large estate can take months; some buildings will simply say no. If the answer is a firm no, through-wall packaged units and internal condensers venting through discreet grilles solve some apartments, with honest compromises on noise and efficiency.
Two practical notes. First, a balcony is not a loophole: even where the lease demises the balcony to you, fixing plant to its structure will usually still need consent. Second, planning is a separate hurdle on top of the lease — flats generally cannot rely on permitted development rights, so an externally mounted unit will usually need a planning application to the local authority as well [4]. Terraces, semis and the rest of the city
Away from the towers, Manchester's housing is far easier to work on. The Victorian and Edwardian terraces of Chorlton, Didsbury and Levenshulme are solid-brick buildings that take a wall bracket well. Rear elevations and alleyway-facing walls hide the condenser from the street, and pipework routes through chimney breast voids, understair cupboards and floor voids much as it would in any period property. The inter-war and post-war semis of Burnage, Northenden and the suburbs across Trafford and Stockport are the simplest brief of all: cavity walls, a side return or garage for the condenser, and loft routes that keep internal disruption to a couple of drilled holes. Families cooling three or four bedrooms are classic multi-split territory — one outdoor unit serving two to five indoor heads — while a full renovation is the moment to price a ducted system, because open ceiling voids turn an £8,000+ disruption into a tidy add-on.
One more Manchester-specific audience: the student and young-professional rental stock around Fallowfield, Rusholme and the universities. Tenants cannot commission fixed installations — that is the landlord's decision — but for landlords, a heat-pump split that heats efficiently in winter and cools in summer is increasingly a lettable feature.
Sizing: the calculation, not the rule of thumb
Two rooms with identical floor areas can need units a full kilowatt apart. Heat gain arrives mostly through glass, and design guidance treats solar gain through glazing, occupancy and equipment loads as separately calculated inputs rather than per-square-metre allowances (CIBSE Guide A) [2]. The factors that most often move the number in Manchester:
- Orientation and glazing: a west-facing wall of glass in an Ancoats mill conversion takes its peak load from mid-afternoon into the evening.
- Position in the building: a top-floor flat under a warm roof can need a size more capacity than the identical floor plan two storeys down.
- Single-aspect apartments: where cross-ventilation is impossible, the calculation should assume the system does everything.
- Ceiling height: a 3m Victorian ceiling in Chorlton, or a double-height mill conversion, adds air volume a floor-area sum ignores.

The 2025 refrigerant rules apply in Manchester in full
From 1 January 2025, GB F-Gas regulation prohibited placing on the market single split air conditioning systems containing less than 3kg of fluorinated greenhouse gases with a global warming potential of 750 or more [3]. In practice that ends new R-410A single splits — R-410A has a GWP of 2,088 — and makes R-32, at a GWP of 675, the mainstream domestic refrigerant, with propane (R-290) appearing in a growing number of products [3].
For a Manchester quote in 2026: a new single split specified with R-410A should prompt questions, because it is legacy stock with a weakening servicing position as HFC quotas tighten. R-32 is mildly flammable (A2L classified), so charge size, room volume and pipe routing follow the equipment's installation standards — routine work for a certified installer, and one more reason this is not a handyman job. Existing R-410A systems remain legal to run and service.
Planning permission: Manchester, Salford and Trafford are three different authorities
Greater Manchester's administrative geography catches people out. Manchester City Council is the planning authority for the city itself — including the city centre, Ancoats, Chorlton, Didsbury and Levenshulme [6]. Salford Quays and MediaCity fall under Salford City Council, and Old Trafford, Sale and Altrincham under Trafford Council. The same condenser on the same style of wall answers to a different authority depending on which side of the Irwell you live.
The national framework is common to all three. Outdoor units on houses can fall within permitted development under Part 14 of the General Permitted Development Order, subject to conditions on siting and size and to the MCS 020(a) planning standard, which requires demonstrated noise of no more than 42 dB(A) at the nearest neighbour's assessment position [4][5]. Two caveats matter locally. First, those permitted development rights are aimed at houses: flats and maisonettes generally cannot rely on them, so an externally mounted unit on an apartment will usually need a planning application — on top of, not instead of, freeholder consent [4]. Second, conditions tighten in conservation areas, where the unit generally cannot sit on an elevation fronting a highway. Manchester designates a number of conservation areas, including several covering parts of the city centre and its historic suburbs, so check the council's conservation area maps before settling a unit position [6]. Listed buildings — and Manchester's mill conversions include many — need listed building consent regardless of permitted development.

How to vet an installer before anyone drills your wall
Anyone installing, servicing or decommissioning equipment containing F-gas must hold the relevant qualification, and companies employing them need an F-Gas company certificate for stationary refrigeration, air conditioning and heat pump work [3]. For domestic split systems, the qualification to ask about is F-Gas Category I, which covers all activities on all system sizes — including the leak-tight brazed pipework that determines whether your system still works in five years.
Ask for four things in writing: the F-Gas company certificate number and the certification body, which you can verify; electrical certification for the new circuit or isolator; public liability insurance plus manufacturer accreditation where the extended warranty depends on it; and a written heat-load calculation per room, not a single capacity figure. Northern labour rates generally sit slightly below the south east, which is why the single-split range starts lower here than in London — though a city-centre apartment with access equipment, a condensate pump and a freeholder's routing conditions can erase that advantage quickly. What moves the number up: access equipment in a tower, long internal pipe runs imposed by a management company, condensate pumps, and decorative making-good in period interiors. What moves it down: several rooms done in one visit, and a condenser position agreed early so the pipe run is designed rather than improvised.
Running costs are modest. A 2.5kW unit typically draws 500–700W once the room is at temperature, so at the unit rates Ofgem's price cap has kept typical through 2025, an evening's cooling costs pennies rather than pounds [7]. The constraint is usually visual, not technical.
Is R-410A banned? New single split systems containing it can no longer be placed on the market in Great Britain as of 1 January 2025 [3]. Existing systems can still be run, serviced and repaired. Specify R-32 or R-290 for anything new.
How long does an installation take? The engineering is quick: one room in a day, a multi-room system in two to three days, a ducted system one to two weeks. In an apartment, the real timetable is consent-bound — allow weeks to months for the freeholder and, where needed, the planning decision first.
