Walk into almost any UK office, shop floor or restaurant with a suspended ceiling and look up: the square grille with a vent on each edge is a ceiling cassette. It is the workhorse indoor unit of commercial air conditioning — recessed into the ceiling void, flush with the tiles, throwing conditioned air in four directions at once. For open-plan commercial space it is usually the first format a competent installer will draw on the plan, at a typical installed cost of £2,500–£4,500 per cassette.
What a cassette is and how it fits
A cassette is the indoor half of a split, multi-split or VRF system: the chassis sits hidden above the ceiling, connected by refrigerant pipework to outdoor plant, and only a flat decorative fascia shows in the room. The standard 4-way cassette discharges air from all four edges of the panel; 1-way and 2-way variants exist for corridors, perimeter zones and positions near walls where blowing in all directions would be wrong.
The format is built around the suspended ceiling. Compact cassettes are sized to drop into a single 600×600 mm ceiling grid tile, so installation means lifting a tile, not rebuilding the ceiling; larger-capacity units use a bigger fascia that sits proud of the grid or spans tiles. Either way the result is the tidiest visible outcome short of fully concealed ductwork: no wall space used, no boxes in the room, just a grille overhead.
Why cassettes win in commercial space
- Even air distribution. Four-way discharge from the centre of a zone mixes air far more evenly than a wall unit blowing from one end. In a deep open-plan office floor, that is the difference between one comfortable room and a cold corner with a stuffy far end.
- No wall space used. Retail walls carry stock and displays; restaurant walls carry the look of the room. A cassette leaves every wall free and keeps services out of sightlines.
- Draught management for people below. Modern cassettes have individually controllable louvres, wide-angle vanes and draught-reduction modes, so diners and desk workers directly underneath are not sat in a cold stream — a genuine problem with a powerful wall unit in a restaurant or meeting room.
- Scales cleanly. A grid of cassettes at regular centres covers a large floor evenly, and each can be zoned and controlled separately from shared outdoor plant.
The practical requirements
A cassette makes demands on the building that wall units do not, and these are exactly what a site survey checks before anyone orders equipment.

One cassette or a system of them?
A single cassette on a single split suits one large room. Most commercial installations run several cassettes from shared outdoor plant: a multi-split for a handful of zones, or a VRF/VRV system for larger or multi-floor premises, where each cassette becomes an independently controlled zone — and heat-recovery VRF can cool one zone while heating another. When something else beats a cassette
Cassettes are the default for suspended-ceiling commercial space, not a universal answer:
- High-wall units win in small cellular offices and back rooms, where a £1,500–£2,500 wall split does the job without touching the ceiling — see split system installation cost for per-unit figures.
- Ducted units win where the client wants nothing visible but linear diffusers, or where fresh-air ventilation is being integrated into the same ceiling system.
- Under-ceiling or floor units win where there is no void at all — exposed concrete soffits, industrial units, period buildings with ornate ceilings.

Cassette systems contain fluorinated refrigerant, so installation and servicing are legally restricted to F-gas certified engineers [1]. Once running, plan a maintenance schedule: cassette filters and condensate pumps are the classic neglect points, and a blocked drain above a suspended ceiling announces itself through a stained tile.
