If you own a leasehold flat, the external walls almost certainly belong to the freeholder, not to you. Fixing an outdoor condenser to the building, or standing one on a balcony, will normally require written consent from the freeholder or management company, and in a managed marina-side block that process can take longer than the installation itself. Start it before you collect quotes, not after. There is also a planning wrinkle specific to flats: the permitted development rights that cover outdoor units on houses do not extend to flats and maisonettes, so an external unit on an apartment block may need planning permission from Southampton City Council in its own right [3]. A good installer will flag this; a bad one will leave you to discover it when the managing agent objects.

The physical environment matters too. A condenser a few hundred metres from open water sits in salt-laden air, which attacks standard coil fins and untreated fasteners. The refrigerant rules changed in 2025

That rules out new R-410A single splits (GWP 2,088). The mainstream replacement is R-32 (GWP 675), with propane (R-290) appearing in a growing number of products.

  • A new single split quoted on R-410A is legacy stock at best; question it, and think hard about long-term servicing as the HFC phase-down tightens supply [1].

  • An existing R-410A system stays legal to run and service. Replacement only becomes the sensible arithmetic when an older unit needs a major repair.
