A garden room is the easiest space in the average British home to air condition — and the one where a small reversible split system earns its keep fastest. Unlike the house it sits behind, a modern garden office is a compact, well-insulated box with one obvious wall for the indoor unit and the outdoor condenser a metre away. One 2.0–2.5 kW unit typically heats it through winter and cools it through summer for around £1,500–£2,500 installed.
Why heating is half the argument
Most people arrive at this page thinking about summer. But if the garden room is an office, the bigger comfort problem is usually January: a detached, electrically heated building that goes cold overnight and takes an oil-filled radiator half the morning to recover. A reversible air-to-air split solves both seasons with the same box. In heating mode it works as a small heat pump, delivering roughly three units of heat per unit of electricity — far cheaper to run than the panel heater most garden rooms come with — and in summer it switches to genuine refrigerant cooling that no fan can match. For a room you occupy every working day, this is the difference between a seasonal shed and a proper workspace. It is the same logic that applies to an indoor home office, with one advantage: no compromise about where the pipework runs through your house.
Insulated garden room vs summer house
The building itself decides how easy the job is. A garden room and a summer house can look similar from the lawn and behave completely differently:
- Modern insulated garden rooms — SIP, timber-frame or composite builds with insulated walls, floor and roof and double glazing. These hold temperature well, so a small unit cycles gently and running costs stay low. This is the ideal case.
- Uninsulated summer houses and converted sheds — single-skin timber loses heat almost as fast as a unit can supply it in winter, and gains it just as fast in summer. Cooling in July will still work, but heating in January becomes expensive and the unit works hard. Insulating first is nearly always better value than upsizing the equipment.
- Part-glazed garden studios — large sliding doors add solar gain on a south-facing plot. The physics is milder than a fully glazed conservatory, because the roof and remaining walls are solid and insulated, but orientation still belongs in the sizing conversation.

Sizing a small, well-insulated space
Garden rooms sit at the bottom of the domestic sizing range. For a typical insulated garden office of 8–15 m², a 2.0–2.5 kW wall-mounted indoor unit is the usual specification — the smallest capacity most manufacturers make. Resist the temptation to go bigger "to be safe": an oversized unit in a small, well-sealed room short-cycles, dehumidifies poorly and costs more for no benefit. Nearly all current units at this size run on R-32 refrigerant, which has a far lower global-warming potential than the R-410A it replaced and is standard across the major brands [3].
Power supply: the question to settle first
An air conditioning unit needs a reliable fixed electrical supply, and this is the one part of a garden room installation that regularly needs separate work. The standard arrangement is a steel-wire-armoured (SWA) cable run underground from the house consumer unit to a small consumer unit or fused connection in the garden room.
- If your garden room was professionally built, this supply probably already exists — check its rated capacity, because a circuit sized for lighting and a laptop may still comfortably carry a 2.0–2.5 kW split, which typically draws under 1 kW.
- If there is no supply, or only an extension lead from the house, a qualified electrician must install one before the air conditioning goes in. This is notifiable electrical work, and it belongs in the project budget from day one.

Condensate, pipework and the outdoor unit
In cooling mode the indoor unit produces condensate water, which needs a drainage route — usually a simple gravity fall through the wall to a soakaway or gravel bed, which is easy on a detached building. The refrigerant pipe run between indoor and outdoor units is typically the shortest you will find anywhere in domestic work: through one wall, with the condenser on brackets or a ground base directly behind or beside the building. Short runs keep the installation tidy, efficient and cheap.
Think about neighbours when siting the condenser. Modern units are quiet, but a garden boundary is often closer to next door's patio than your house wall would be, so face the unit away from neighbouring gardens where possible.
Planning permission and permitted development
Two separate permitted-development questions apply, and it is worth keeping them apart:
- The garden room itself. Most garden buildings are erected under permitted development for outbuildings, subject to limits on height, siting and the share of the garden they cover [1]. If yours was built under those rules, adding air conditioning does not change its status.
- The air conditioning outdoor unit. A domestic condenser is normally covered by its own permitted development allowance, with conditions on size, siting and noise — tighter in conservation areas, on listed buildings and where the unit would face a highway [2].

Whoever does the installation must be F-gas certified — refrigerant handling is legally restricted to qualified engineers [3] — and certification schemes such as MCS are a useful marker of a competent heat-pump installer [4].

Because a small R-32 unit in heating mode delivers around three times the heat of a plain electric heater per unit of electricity, many garden office owners find the running costs over winter recover a meaningful slice of the installation price compared with the panel heater it replaces.
